Since the start of the pandemic, landlords have been in touch outlining some highly financial situations as many UK households have suffered, and continue to suffer, financial losses as a result of the virus.

Under the terms of the tenancy agreement the rent is still due as normal. However, we have from the outset suggested working with tenants to try to help them through this period if possible, particularly if they have a history of good payment in the past.

The tenants who are is arrears or have a sporadic payment history have been sent additional information and  encouraged to seek their own advice on any benefits or sick pay they may be entitled to. They can get free advice from:

A question has come up

“I’m thinking of replacing the storage heaters in my rental property with modern high efficiency electric panel heaters. Will this improve the energy performance certificate (EPC) rating of the property?”

The Scottish Association of Landlords have said “ This may in fact make the EPC rating worse. The EPC rating is currently based on the efficiency of the property fabric and heating system as well as the cost of the fuel used to heat the property. As storage heaters are powered by cheaper off-peak electricity they generally perform better on the EPC than new high efficiency electric panel heaters which are powered by more expensive on-peak electricity. It is usually better to replace old storage heaters with modern storage heaters. Landlords should seek further advice before installing new heating appliances to find out what the likely impact on the EPC rating will be. EPC providers can model your property with different improvement measures and tell you what the effect on the rating will be, before you spend any money on improvement works.”

Just a short email this week to check in with everyone, assure you that Colin, Christine, Robin and I are still here and ready to help with any issues that you may be having with the property.

Council tax and the utility companies seem to still have a 5 week turnaround time, which is frustrating, but given the volume of data they are dealing with, and probably short staffed they are trying their best.  As you know I email the companies as much as possible so I have an audit trail and can refer back to the dates they were given the information.
