Dear all,

As it seems a high chance we will be entering a second lockdown following suit with our neighbouring countries we wanted to pass on some important information to you.

Financial

Tenants affected by coronavirus with concerns about paying their rent can claim Universal Credit from the Department for Work and Pensions which includes support for housing costs, if eligible. The UK Government has set up http://https/www.gov.uk/government/news/coronavirus-support-for-employees-benefit-claimants-and-businesses to make this easier.
If a tenant is getting Housing Benefit or Universal Credit, but still can’t afford their housing costs, they may be eligible for a Discretionary Housing Payment (DHP). Information on DHPs and how to apply.
Further support is available for people on low incomes from the Scottish Welfare Fund if facing an emergency situation.
The Scottish Government has put together information and sources of support for tenants in private rented sector during the COVID-19 outbreak.

Bank details

Just a reminder that the bank details for the rental payment are :
• Clydesdale bank
• Glasgow Property Letting ltd
• Current account
• Sort code 82-51-01
• Account number 80024746
• Reference property address
If you can make sure that the rental payment comes from one account and that there is a reference on the transaction.

Repairs and maintenance

Repairs should be reported through
https://glasgowpropertyletting.fixflo.com/Auth/HomeIssueCreate#FFBMK
This is your first action if there is an issue. You will receive an email confirming the notification and the general Admin@glasgowpropertyletting.com also receives an email which we can sent straight to the landlord or contractor depending on the issue.

You should already know if your landlord has a maintenance contract with the likes of Scottish gas and they should be contacted.

If water is coming into your property, advise the upstairs neighbour to allow them to turn off the water.
You may wish to contact the factor of the property as that would be the company managing the building. If you do not already have these details, you can find them at
Scottish Factor Register
https://www.propertyfactorregister.gov.scot/PropertyFactorRegister/
If you have water leaking from your property, please turn off the stopcock (location of which is detailed in your inventory) and all water supplies before calling our emergency contractor.
If there is no water supply, please contact Scottish Water http://www.scottishwater.co.uk/contact-us on 0800 0778 778
If there is loss of power, please check all fuses and circuit breakers, including plugs. Alternatively contact your energy supplier/ check to see if other properties are experiencing the same issue as there may be a power cut in your area.
For breakdown of large domestic appliances such as cookers and washing machines, please check the instruction manual. If you do not have the instruction manual, go online or contact the number for the manufacturer to obtain one. If there is still a problem, please contact our office here (link) or call with the serial number, make, model and full description of the fault.
In the case of small appliances like kettles or toasters, please check fuses and plugs and if necessary contact us and we will let you know whether to replace it.
Please only call the out of hours numbers in the case of an emergency.

For plumbing and heating
Kinetic Gas Services can be contacted on 07907 802 749
For electrical emergencies please contact Kearn Electrical Services on 07794558970.
There have been instances of “false call outs”, which means an issue has been reported and it is not an actual emergency or repair, but user error. In these instances you as the tenant would be liable for the call out charge
Window Cleaning

As you are aware as per your lease agreement the window cleaning is your responsibility
Robert Wilson Window Cleaning Services can be contacted on 07836366396 or 01419444482 and is incredibly fair priced.

Inspections

At the moment we are not carrying out physical inspections at at the start of lockdown I asked that you took photos or a video walk through of the property. It seems that time has come again for a lot of people, the inspection is to take place every 6 months. It seems that we are at that time again. If you haven’t recently can you please send through a short video walk through of the property, or a video of each room if that is easier and mention any issues that you may be having.

Utility and Council tax

It seems that the utility companies and council tax have a 12 week turn around time at the moment due to their covid related staffing restrictions. We do inform the utility companies and council tax that your tenancy has started using a third party company, if you are having continuous issues, please email into admin@glasgowpropertyletting,com and we can have the third party trouble shoot the issue.

Hope that all is well, and that you are staying safe, please email admin@glasgowpropertyletting.com if you have any problems, questions or queries and we shall try and deal with any issues as quickly as we can,

Kindest Regards
